What about the Planning Commission?
Tyler also serves as Secretary of the Board
of Adjustment, which handles any County zoning disputes.
The Planning Commission's function is to oversee the development of and to maintain an
orderly relationship between residential, commercial, industrial, and public users of land
in the unincorporated areas of the County, to maintain property values, and to conserve
the natural environment. The Commission enforces the following regulations adopted by the
Board of County Commissioners:
Zoning:
Designates the boundaries for specified users of land in the unincorporated areas and also
provides density, landscaping, and parking requirements within each zone.
Streets and Highways:
Establishes the rights-of-way of existing and projected major and minor roadways in the
County.
Setbacks:
Requires permanent structures to be built at certain distances form major and minor roads
to provide for future widening and development as well as to establish densities between
structures.
Subdivisions:
Provides standard regulations for land platting to include street easements, restrictive
covenants, utility easements, waste disposal, and sources of water.
The Commission is composed of the Chairman of the Board of County Commissioners and six
members appointed by the Board, two form each Commissioner district. Members must be
resident of unincorporated areas of the County and serve without compensation. The
Secretary is a County employee who serves at the direction of the County Engineer to
report alleged violations of zoning regulations, to notify landowners of proper
development changes, to issue development and building permits, and to keep Commission
records.
