TREASURER'S LIEN SALE

NOTICE OF TAX LIEN SALE OF REAL ESTATE FOR DELINQUENT TAXES

LOCATED IN OKLAHOMA COUNTY, STATE OF OKLAHOMA

Notice is hereby given that, under authority and direction of O.S., Title 68, § 3105-3112 inclusive the tax liens on the hereinafter described lands, lots, tracts and parcels of real estate, all situated in Oklahoma County, Oklahoma, will be sold at public sale at the Oklahoma County, OSU Extension Center, 930 N. Portland, Oklahoma City, Oklahoma, State of Oklahoma, beginning on October 1, 2007 same being the first Monday in October, between the hours of 9:00 a.m.and 4:00 p.m.

The said list contains all the lands on which the ad valorem taxes of the taxable year 2006 remain due, delinquent and unpaid, except where the 2006 taxes have been endorsed on a prior year's delinquent tax sale, together with any delinquent and unpaid ad valorem taxes of other years, and including any personal taxes which are by law made a lien upon the real property owned by such person or persons; and further including delinquent special improvement and maintenance assessments separately stated and described for the year or years as specifically stated in said list for certain lands, lots or tracts of real estate having special improvement and maintenance assessments which are by statute a lien upon realty and subject to sale at this time. As to each class and year of tax, the delinquent interest separately computed to October 15, 2007, together with advertising cost and listing fees, having been included in the total amount of all such taxes, interest and cost remaining due, delinquent and unpaid.

The terms of the tax lien sale shall be for cash in hand to the first person who offers to pay the full amount due on any tract or parcel of land, which person shall be considered to be the successful purchaser. Parcels of land shall be sold on a first come first serve basis. In the event more than one such person shall so appear at the same time, the County Treasurer shall decide the issue by fair and impartial drawing.

The purchaser of any tract of land so sold shall be entitled to a certificate in writing describing the land so purchased and the sum paid, and the time when the purchaser will be entitled to a deed, which certificate shall be assignable in the manner provided by law. The sale hereby advertised is conditional and subject to a two-year right of redemption by the record owner as provided in Section 3118 of Title 68 of the Oklahoma Statutes.

The sales hereby advertised may involve a manufactured home which may be subject to the right of a secured party to repossess. A holder of a perfected security interest in such manufactured home may be able to pay ad valorem taxes based upon the value of the manufactured home apart from the value of real property. If a secured party exercises this right, the holder of the tax sale certificate will be refunded the amount of taxes paid upon the value of the manufactured home.

If the owner of the property is 65 or older; or has been classified as totally disabled and is residing at the property, has a gross annual income lower than the Federal Poverty Guidelines and; the fair market value of the property as reflected by the County Assessor does not exceed $125,000, the owner may qualify for an exemption from tax sale.
