Course Description: This course presents a detailed study of the mass appraisal process as applied to residential and income producing proper- ties. Topics covered include a comparison of single-property appraisal and mass ap- praisal, the major steps in the mass apprais- al process, data requirements, market anal- ysis, the use of sales ratio studies, the cost approach, the sales comparison approach, gross and net income analysis, capitaliza- tion rate development, model specification and calibration, valuation review tech- niques, and maintenance.

Class Schedule:

Class from 8:00 a.m. to 4:30 p.m. Monday through Thursday, and 8:00 a.m. to 12:00 p.m. on Friday

March 15:

• Deadline for filing Homestead applications
• If any personal property is not listed on or before March 15th , but on or before April 15th, when such property is assessed there shall be added to the assessed valuation of such property a mandatory penalty of 10% of the assessed value.

January 1st - March 15th

• Listing of all taxable real and personal property in the county.
• Accept applications for additional homestead exemptions.
• Accept applications for senior valuation freeze.
• Accept applications for exempt manufacturing.

1st Monday in April:

• A taxpayer may file a complaint if the valuation of property has not increased or decreased from the previous year if the complaint is filed on or before the first Monday in April. Such complaint shall be made upon a form prescribed by the Oklahoma Tax Commission.
